CWS provides a service that is exclusive in the CFL area for property management. Our process is designed to remove work from property managers. We have reduced property manager calls concerning solid waste and recycling from several calls a week to 1 call per month. CWS will actually field all tenant calls first hand and handle any problem regarding trash before it even gets to the property manager. This is all completely included in the agreement whether we save money for that property or not. No changes are made without the written or verbal consent of the property manager if needed. CWS has extensive experience working with income generating properties when it comes to solid waste and recycling. Several properties such as strip malls or shopping centers have been known to be complicated in the fact that some solid waste containers may be paid for exclusive of CAM charges. Determining who is paying for what containers can be a real challenge and in fact we have found that it is easy to be paying for containers that do not exist. This happens usually when a tenant takes it upon themselves to make changes to the service and it is not communicated. CWS screens all of this so property managers do not have to spend valuable time on minimizing trash cost. All of our clients have been completely satisfied with our ability to provide this service - we want to be a complete resource regarding solid waste and recycling.
Where is the HOOK?
Actually there is no catch at all! We complete all the work up front and continue to monitor the property regarding solid waste and recycling needs and simply ask in return to split any savings that our work provides. That is correct; we basically provide all these services for free. No budgetary dollars are needed - it is simply a bottom line reduction for you and your clients. CWS will be paid simply through CAM charges. A very simple example below describes the line entry for CAM charges.
Solid Waste and recycling current monthly cost - $1,000 (Current CAM Charges)
CWS implements Client approved recommendations and the new monthly cost - $500
Solid Waste and Recycling New Monthly Cost - $750 (New CAM Charges)
$250 Savings is passed on to the tenant/owner by way of lower CAM and $250 is paid to CWS.
CWS understands the importance of maximizing Net Operating Income for income generating properties. Lower CAM charges allow a competitive edge over the competition by offering a more competitive CAM charge for future clients. There may also be incentives provided by the owner that are paid according to the property managers ability to manage CAM charges more effectively.
